You may not yet own a property to let and are currently looking for an investment property. When buying a property for you to occupy the criteria will be different from buying to let. Following are some key issues to take into consideration:

• Is it sited in a ‘lettings’ area (you may not necessarily like this area)
• After all costs have been met, does it still provide a good rate of return?
• Do you want to achieve an income from the rent; capital return; or both?
