When is the best time to put your house on the market?

Even though Christmas is fast approaching, some home owners are already focusing on their 2018 house move.

In fact, many property websites' figures confirm that as bargain hunters head off to the boxing day sales, home buyers are heading to the internet in search of their next home.

And when you think about it, it really isn't as crazy as it initially sounds. After hosting extended family and friends over the Christmas period many people realise that they need extra space or indeed, space of their own.

As the new year is traditionally the time for new beginnings and whatever that means for you - starting a family, going it alone, downsizing - then this is the time that people want to take action when it comes to future plans. So, it stands to reason that if you are thinking of selling your house, now is the time to have the property marketed and ready to showcase to potential house buyers in time for boxing day.

Richard Bocock, network property sales manager at The Nottingham, confirmed: “Traditionally, traffic to web portals is at its highest in the new year, so many vendors look to capitalise on that demand and take advantage of the new year uplift in buyer activity.

 “Another seasonal choice for many who are looking to move is during the summer holidays which means that, given the average house sale will take around five months from going on the market to completion, Spring tends to be another extremely popular time for people to place their homes on the market.

“All that said, the timing of going to market is very much down to personal circumstances.”

Jan Ruston, sales director from Barratt and David Wilson Homes North Midlands, says that the construction firm's website also show a substantial rise in hits in the first week of the year. Adding that buyers acting now will be able to take advantage of the spike in searches in the New Year.

"There’s a misconception that no one is looking to buy over Christmas and in the New Year but actually the opposite is true," said Jan. “The first week of 2017 was the busiest time for online searches but there was also a real spike between Christmas and New Year.”

She concluded that putting your home on the market in December rather than waiting until spring as many people do, could pay real dividends and showcase your home to a large number of motivated buyers.

The same seems to be true of the auction market too. SDL Auctions Graham Penny in Nottingham is holding its first sale on Wednesday, January 31. When we asked Vejay Pal, senior auction valuer at the firm's Nottingham office, he said: "The first auction of the year is a great time to sell as investors are keen to purchase following the Christmas break. Our first auctions of the year tend to be busy.

"It’s a misconception that there are times of the year to avoid selling. With a sale by auction there tends to be no bad time to sell; we achieve great results for our vendors throughout the year. We are already marketing some properties for that auction and our diary is busy with valuations for others looking to sell.”
